Mortgage rates have finally dipped below that psychological and financial "6% barrier," and it is completely changing the math for Fort Myers homes for sale.

While some were waiting for a "crash" that never came, the smart money was waiting for this specific moment: the intersection of stabilized inventory and affordable financing. If you’ve been dreaming of a palm-tree-lined driveway or a screened-in lanai, let’s talk about why sub-6% rates are the green light you’ve been waiting for.

Let’s talk numbers. I’m a big believer in "no fluff" real estate advice, so let’s look at the actual math. When interest rates drop from 7.5% to 5.8%, your world changes.

Imagine you’re looking at a median-priced home in Fort Myers, currently hovering around $385,000. At a 7.5% rate, your principal and interest payment is roughly $2,692. But at a 5.8% rate? That same house costs you about $2,258 per month.

That is $434 every single month back in your pocket.

What could you do with an extra $430 a month? That’s a car payment, a massive boost to your savings, or: more importantly: it’s the difference between a starter home and your forever home.
